Move Out Procedures
Move Out Questionnaire/Notice to Vacate
An inspection will be made of your apartment after all sets of keys have been returned. Your security deposit refund is based upon the inspection. Refer to the form entitled Move In/Move Out Report. You filled this out when you moved into your apartment. We use this form to mark any charges. We do not like to deduct from your security deposit, so please make sure the apartment is completely empty and clean!

GENERAL CONDITION:
The apartment must be vacuumed and mopped. All appliances, cabinets, counter tops, sinks, tub(s), and toilet(s) must be cleaned. All trash and belongings must be removed from the interior and exterior of the property.

    Range:
    Remove all cooking stains from range, drawer, and burners. Make sure all racks are clean and remain intact.

    Refrigerator:
    All food must be removed. The inside must be scrubbed and the freezer defrosted.

    Carpet:
    Any carpeting must be professionally shampooed and a receipt presented. If you prefer that we have it done, the charge will be deducted from your deposit. Charges will also be made for any damages, i.e., cigarette burns, stains, and torn carpeting.

    Walls:
    We expect to put on one coat of paint. If any additional painting or repairs are necessary, you will be charged.

    Storage bin:
    If applicable, your storage bin must be emptied and the lock removed.

    Furniture:
    If you have large furniture items you will need to call the city for pickup at (513) 591-6000.

Security Deposit Refunds
Your security deposit will be refunded if all of the following terms have been met:
  1. The term of the lease has been fulfilled
  2. At least 60 days written notice to vacate has been given
  3. Your last month's rent has been paid in full
  4. There are no damages to the apartment/the apartment is clean and empty
  5. All keys, including your mailbox key, have been returned to the office. Garage door openers returned.
    Helpful Reminders:
  • Disconnect any services such as utilities, cable, telephone, Internet, etc.
    • It is your responsibility to contact Duke Energy with your move out date. You can do so by calling (513) 421-9500.

  • Forward your mail to your new address by contacting the local post office.
    Tip: Visit www.USPS.com to forward your mail.

  • You will be charged prorated rent until all keys are returned to the office.
