• Each resident over the age of 18 must apply and sign the lease
  • The application fee is $45 per application
  • The application checks credit history, rental history, and criminal background

  • Security deposits are nonrefundable
  • All security deposits are equal to one month’s rent unless otherwise noted
  • An apartment cannot be held without the full deposit
  • A full deposit will hold an apartment for seven days until a lease is signed
  • Security deposits can be paid online or in the office with a MasterCard or Visa, check or money order – cash payments will not be accepted
  • Pre-leasing for the upcoming school year begins on November 1st
  • All apartments are rented on a first come first served basis and cannot be held without a full deposit
  • Our current residents will have a 48 hour window to renew their lease once a deposit has been paid for their unit
  • Unit requests will be recorded at the lease signing
  • We do our best to grant all unit requests, but a unit request does not guarantee a specific unit or amenity
  • Final unit assignments will be given out by May 31st

  • Gas/Electric – Duke Energy
    • Residents in all of our apartments and houses are required to transfer electric and gas (if applicable) service into their name prior to move in. We cannot release keys to you if you have not provided proof of transferred Duke Energy services. Anyone without a Social Security Number will have to fill out this form (Duke Energy Identity Verification Form) in order to complete the transfer.
  • Water – Greater Cincinnati Water Works
    • The majority of our apartments have a built in water proration added to the rent, so residents do not have to worry about a water bill. However, all single family homes and some apartments do have separate water meters and will be required to transfer service. We cannot release keys to you if you have not provided proof of transferred Greater Cincinnati Water Works services.
  • Cable/Internet/Phone
    • Depending on what you’re looking for in cable, internet, and phone service, one of the following companies should be able to suit your needs.

        • Services Offered: Satellite TV
        • Note: DIRECTV satellite dishes cannot be installed on the roof or anywhere that is visible from the street. Please keep this in mind when choosing a provider.

  • The majority of our properties are leased traditionally with joint and several leases. All lease holders within an apartment are on the same lease together and share responsibility for everything from rent payments to damage. See Sample Lease section above for a copy of our standard lease.
  • At some of our properties we now offer Individual Leases. Each resident is the sole lease holder for one bedroom within a shared multi-bedroom apartment. Lessees are only responsible for their individual lease and do not have to worry about other residents. Individual leasing is offered at some unit types at the following properties:
